    • We have been through the design process with other HTeaO franchisees and have a good working relationship with HTeaO’s corporate team.

    • We have designed multiple building prototypes that are “pre-approved” by the HTeaO Design Review Committee (DRC). Although not required, implementing one of these prototypes for your store will save you time and money, as the building will not need to be designed from scratch.

    • Because our building prototypes have been reviewed by HTeaO and previously constructed, mistakes were eliminated and the design has been fine tuned.

    • We are able to advise you throughout the bidding and negotiating process with contractors. Though every market is different, our work across the USA has provided us insight into current estimated construction costs.

  • For preliminary site planning services, we bill on an hourly/as-needed basis with a 50% discount. Typically, you can expect this initial investment to be approximately $300-500. After you have an approved site plan and the project is ready to move forward, we will be able to provide you with a fixed fee proposal for architecture, engineering and surveying. If we are awarded the contract for your project, then any previously billed hourly work is credited back to the contract fee.


    To help you accurately budget for your project, all of our fees are provided to you in the proposal. They are fixed and will not change throughout the duration of the project, unless you change the scope of work. We will present to you a few different fee options (or “tiers”), so that you can choose the one that best reflects your needs.

  • If you already have a site selected, we can facilitate the design process. We begin by preparing a conceptual site plan, which may incorporate one of the building prototypes that we have developed— usually one will work better than another, depending on the configuration of the site. We take into account your jurisdiction’s local zoning ordinances and site requirements. If you are able to procure a survey from the seller, this will greatly aid us in developing an accurate plan. If not, we can make reasonable assumptions that will later be confirmed by a surveyor.

  • Refer to the “About Us” page for a map of the states in which we are currently licensed. If we are not already licensed in your state, we will gladly pursue work in other states. By maintaining a record with NCARB (National Council of Architectural Registration Boards), we are able to apply for expedited registration / licensure in other states.

  • We prefer to be a one-stop shop for your design needs, meaning that we will hire and manage the structural, mechanical / plumbing, electrical and civil engineers, as well as a surveyor. This allows us to fully coordinate the project, so that you can focus on getting your store opened, while only having one point of contact to manage the design process.
